Property Technology case study

GlassHouse - Property Management OS

The HubSpot of Property Management

Inside the build

From constraint to working system.

The product decisions, architecture, and delivery choices behind the outcome.

The challenge

What had to change

Property management companies and HOA boards were operating across a patchwork of disconnected tools: one system for maintenance requests, another for financials, another for resident communication. This fragmentation caused delayed responses, compliance gaps, and management teams spending 30+ hours per week on manual administrative tasks.

Our solution

The product response

We designed GlassHouse as an all-in-one Property Management OS - a single platform with 8 deeply integrated modules covering every aspect of property operations, from resident portals and digital HOA voting to AI-powered vendor bid vetting and real-time financial dashboards.

Architecture & approach

How the system was shaped

The platform is built on a Next.js web app with a React Native mobile app sharing a NestJS/Node.js API backend. Supabase powers the real-time database with row-level security for multi-property tenant isolation. A Python/ML service handles construction bid analysis and anomaly detection. The system is deployed on Vercel with a multi-tenant SaaS model supporting unlimited properties per account.

One regional HOA management firm managing 2,400 units went from 12 admin staff to 5 while improving resident satisfaction scores by 40%. The platform's AI bid vetting module saved clients an average of $18,000 per major renovation project.
